Can AI write an equipment appraisal?
It can write something that looks like one, and that is exactly the danger. AI handles photographs, asset lists and drafting speed well. It cannot walk a plant, judge a thin resale market, select the premise of value a credit file actually needs, or certify the result under USPAP. The difference does not show up in the prose. It shows up the first time someone challenges the number.

What AI genuinely does well
- Logistics: organizing photographs, asset lists and engagement paperwork quickly and accurately.
- Consistency: formatting, cross-referencing and catching clerical mismatches in large appendices.
- Speed of drafting: assembling clean boilerplate so the appraiser's time goes to analysis, not typing.
Used this way, the technology lowers cost without touching the opinion. That is how we use it, and it is why most of our clients see a modest fee efficiency.
Where it fails, quietly
Valuation is judgment about specific machines in specific markets. A generated report will happily state a confident number with no inspection behind it, comparables that do not exist or do not match, a premise of value that ignores why the appraisal was ordered, and depreciation logic that no appraiser would sign. The text reads smoothly either way. A credit officer, an examiner or opposing counsel reads past the text to the support, and that is where these reports come apart.
The question that settles it
Ask one thing of any appraisal, however it was produced: which qualified appraiser developed this opinion and certified it? USPAP compliance attaches to that person, never to software. If the answer is a product name instead of a person, you do not have an appraisal yet. We wrote a full breakdown of why no AI system can be USPAP compliant on its own.
Both options, stated plainly
At Lukes & Lukes the valuation is always developed and certified by a NEBB-certified Machinery & Equipment Appraiser (CMEA), with human senior review before delivery. AI assists with logistics only, and clients who want zero AI involvement anywhere in the file can request exactly that, guaranteed in the engagement. See the no-AI appraisal option.
Common questions
Answers, up front.
Will a lender accept an AI-generated appraisal?
Lenders accept appraisals certified by qualified, independent appraisers. A report with no credentialed human behind it fails that test regardless of how it was written. The practical question for any file is who certified the opinion and what credential they hold.
Is AI making appraisals cheaper?
Where it is used honestly, yes, modestly: logistics and document handling cost less, and we pass that efficiency on. Anyone promising dramatically cheaper appraisals because software did the valuation is selling text, not an opinion of value someone will defend.
Can I get an appraisal with no AI involved at all?
Yes. Request the no-AI option and the entire engagement, from inspection notes to final review, is performed by people, with the guarantee stated in the engagement. The standard and the report quality are identical to our regular work.
