The real story

No AI system is USPAP compliant. None.

If someone tells you their software produces USPAP-compliant appraisals, here is the part they are skipping: USPAP compliance belongs to an appraiser, not to a program. A credentialed person must develop the opinion of value, certify it, and sign it. Software cannot certify anything. An AI system can draft text that looks like an appraisal, but without a qualified appraiser who actually developed and stands behind the opinion, there is no compliance, no accountability, and nothing to defend when a lender, the IRS or a court starts asking questions.

That is why 100 percent of reports, ours and anyone's, must be reviewed and certified by a human appraiser before release. The error rate of good systems can be very low. The accountability of any system is zero. Accountability is the product.

How we use AI

AI works for the customer experience. People do the valuation.

We are not anti-technology. Our principals build appraisal technology, including Appraisal Dream, the platform behind our intake. We know exactly what these systems do well, which is why we use them conservatively: organizing photographs and asset lists, streamlining intake, keeping your engagement moving and your questions answered. That efficiency is why most clients see a modest reduction in fees.

What AI never does here is the appraisal. Premise selection, market research, the approaches to value, reconciliation and the final opinion are developed by the appraiser who signs the certification. Every report is human reviewed before delivery, and every report is one we can defend line by line, however it was produced. The no-AI option simply extends that standard to the entire engagement, for clients and counsel who want it in writing.

Is an AI-generated appraisal USPAP compliant?

No, not on its own. USPAP compliance attaches to a qualified appraiser who develops the opinion of value and certifies the report. Software cannot certify or take responsibility for an opinion. AI output only becomes part of a compliant appraisal when a credentialed appraiser has actually done the appraising and signs the certification.

What does the no-AI guarantee cover?

Everything in the engagement: inspection notes, market research, value development, narrative writing, the appendix and the review. When you request the no-AI option, no AI system contributes to the report at any step, and we state that guarantee in the engagement so it travels with the report.

Does a no-AI appraisal cost more?

Slightly, and only because you forgo a discount. Our conservative use of AI in logistics and intake creates efficiencies we pass on to most clients. The no-AI option is priced the way the market priced this work before 2023. The report quality and the standard are identical either way.

Do you use AI in your standard appraisals?
